Wondering if you qualify for the “Making Home Affordable” Govt. Program??

Some Requirements of the Loan Modification or the Loan Refinance

(the requirements are different depending on which program you go with):

· You are the owner of 1 to 4 unit home

· Have a loan guaranteed or owned by Freddie Mac or Fannie Mae

· Current on your mortgage

· Have a Loan to Value Ratio less than 125% (this was recently increased, used to be 105%)

· Your home is your primary residence

· Amount that you owe on your loan is less than $729,750

· Got your current mortgage before January 1, 2009

· Your TOTAL mortgage payment is more than 31% of your current gross income

 

Some things to keep in mind

1. Do NOT pay someone to do a loan modification for you!  (we do not recommend this, although it is very    common, we have had many clients get taken advantage of) BE CAREFUL!

Why RIGHT NOW is the BEST time to sell that our area has had in the past 3 Years!

 

Finally the time has come for some GREAT news for our sellers!  Right now is the BEST time to sell that we have had  in the last three years.  Here are a couple of signs that show that:

 

· Inventory is VERY low and most sellers are selling their home in a

     weekend and getting multiple offers, it is also common to get list price or in

     some cases above list price (this is still VERY dependent on you having to

     be priced right in the beginning of course)

· It was just announced this month that PRICES in Northern Virginia have

     increased by 3% compared to last years prices.  Sales have been on the   

      rise but this is the first report that states that PRICES have increased.

· MANY buyers are trying to take advantage of the first time home buyer credit that ends at the end of November.  This has made the under 400,000 dollar price range VERY hot and has now started impacting the higher price ranges because those sellers are now able to buy and move up.

 SO WILL IT STAY THIS WAY?!?!

 We all wish it would, but unfortunately that is not the case.  We of course can not tell the future, but based on the default rates that are being reported on

mortgages it looks like this is a SHORT WINDOW OF OPPORUNITY for our

Sellers.  Foreclosures are the main reason for the decrease in property

values, and based on the default rate and how many ARMS (Adjustable Rate Mortgages) will soon adjust we still have a ways to go.  There have been many moratoriums (hold) on foreclosures and so that is the main reason why they are not hitting the market.  This will soon change.  In summary:

OBSERVATIONS
The market is starting to rise slightly. There is speculation that interest rates will rise and if they do then it will definitely impact home buyers. They are still at historic lows even if they increase to around 6%. 
As you can see the “regular” (not foreclosure or short sale) sales in the neighborhood are selling rather quickly. The homes that show well and are priced well are getting close to list price and in some instances the prices have gone above the list price. It is a price war and a beauty contest out there right now, but if you get those two things right you will definitely win J
The market right now is the best real estate market for sellers that we have had in the past two years. Homes are selling in a weekend and prices have slightly increased. As a proud owner in the neighborhood, I definitely would like to see this continue. 
It is also a GREAT time for buyers. There are a significant amount of first time home buyers in the market right now due to the first time home buyer credit of $8,000. The deadline is the end of November for the credit.
