The purpose of a final walk-through is to make sure that the property you purchased is in the condition in which you agreed to buy it. Your primary goal should be to make sure nothing has gone wrong since you last looked at it, and the repairs you requested have been completed. It is NEVER a good idea to pass up a final walk-through, even if you’re strapped for time. If you do, you could end up bearing the costs of any repairs that the seller otherwise would have had to take care of. Below is our walk-through checklist:
1. Flush toilets
2. Run water and check for leaks
3. Make sure all debris has been removed from the home
4. Verify repairs have been completed properly
5. Turn every light fixture on and off
6. Look for mold
7. Check for condensation or fog on double-pane windows
8. Check the washer and dryer
9. Look for signs of pests
10. Test all appliances
11. Open and close windows
12. Check garage doors
13. Run the garbage disposal and exhaust fans
14. Inspect ceilings, walls, and floors
15. Open and close all doors
16. Test the heating and air conditioning
17. Check water pressure
Although there is a lot to remember to examine, don’t worry! You will have your Realtor with you who will know exactly what to look for even if you forget.
